Plumbing Estimating you can bid with confidence

Plumbing estimates depend on two things: an exact fixture count and a careful pipe takeoff by system, material and size. Miss a riser, forget the underground or skip the fittings allowance and the number on your bid is wrong before it leaves the office. Our plumbing estimating service measures every system on your drawings and prices it line by line.

We work with plumbing contractors, mechanical contractors who self-perform plumbing, and general contractors who want a plumbing number to check against sub bids. You send the plumbing plans, riser diagrams, fixture schedules and specifications; we deliver an Excel estimate organized by CSI Division 22 with quantities, material and labor pricing, and marked-up PDFs.

Underground and above-ground work are separated, rough-in and trim-out are separated, and each piping system is listed by material and size. That makes it easy to schedule crews, price alternates such as PEX versus copper, and compare your bid with others on the list.

Scope

Plumbing scope we estimate

Fixtures and equipment

Water closets, urinals, lavatories, sinks, showers, mop basins, drinking fountains, bottle fillers and emergency fixtures are counted from the fixture schedule and plans with carriers, supplies, stops and trim. Water heaters, booster pumps, recirculation pumps, expansion tanks and backflow preventers are listed from the equipment schedule.

Domestic water

Cold, hot and hot water return piping is measured by material, whether copper, PEX, CPVC or other, and by size, with valves, hammer arrestors, mixing valves and insulation included as specified.

Sanitary waste and vent

Underground waste piping, above-ground waste and vent, stacks and vent-through-roof penetrations are measured by material and size from the plans and riser diagrams, with cleanouts and floor drains counted separately.

Storm drainage

Roof drains, overflow drains, conductors, horizontal storm piping and connections to site storm are taken off and coordinated with the roof plan and civil drawings.

Gas piping

Natural gas and propane piping is measured from the meter to each appliance by size and material, with regulators, valves and connections to mechanical and kitchen equipment.

Specialties and testing

Grease interceptors, oil separators, trap primers, pipe insulation, sleeves, firestopping at penetrations, disinfection and pressure testing are priced so nothing is left to change orders.

How we build a plumbing estimate

We read the full plumbing set together with the architectural floor plans, reflected ceiling plans and civil utility drawings, because plumbing routing depends on all three. Riser diagrams and isometrics are used to capture vertical piping that is invisible on the floor plans.

Pipe is measured system by system in PlanSwift or Bluebeam and reported by material, size and location, with underground and above-ground work kept apart. Fittings are added using allowances appropriate to the system and building type, and every fixture is counted against the schedule so totals reconcile.

Labor is applied from recognised plumbing labor units adjusted for building type, pipe size, working height and the project's location. Material pricing reflects current regional supplier costs, and the summary separates material, labor, equipment, fixture packages, overhead and profit.

FAQ

Plumbing Estimating: common questions

Can't find your answer? Call (850) 343-4090 or email info@premiumestimatings.com.

Do you separate underground and above-ground plumbing?

Yes. Underground, above-ground rough-in and fixture trim-out are separate sections so you can schedule and price each phase.

Can you price PEX and copper alternates?

Yes. When the specifications allow alternates, we can show the domestic water piping in both materials so you can choose.

Do you count fittings individually?

On most projects fittings are priced through allowances by system and size, which is how most plumbing contractors bid. Detailed fitting counts can be provided on request.

Do you include gas and storm piping?

Yes. Natural gas, propane, roof drains and storm piping are included when they are part of the plumbing scope on your drawings.

What does a plumbing estimate cost?

Single-trade estimates start from $150. Your quote confirms the price and delivery date based on the size of the drawing set.

Can you work from scanned or hand-drawn plans?

Yes, as long as the drawings are legible and scaled. We note any information we could not confirm in the clarifications.
