Sitework & Utilities Estimating you can bid with confidence

Site work carries more risk than almost any other scope on a bid. Earthwork quantities depend on surfaces you cannot see, utility depths drive trench and backfill costs, and a misread profile can change the price of a sewer line by a wide margin. Our sitework estimating service measures your civil drawings carefully and prices earthwork, utilities and paving so your bid reflects the ground you will actually be working in.

We work for site development contractors, utility contractors, excavation and grading contractors, paving contractors and general contractors carrying site packages. Send us the civil set, including grading, utility, paving and erosion control plans, profiles and details, the geotechnical report and the specifications; we return an Excel estimate organized under CSI Divisions 31, 32 and 33 with quantities, material, labor and equipment pricing.

Earthwork, each utility system, paving and site improvements are separated so you can price your own equipment spread, assign crews and compare the estimate with subcontractor quotes.

What we take off

  • Clearing, grubbing, demolition and stripping
  • Earthwork cut and fill, import and export
  • Building pads and subgrade preparation
  • Water mains, services, valves and hydrants
  • Sanitary sewer pipe, manholes and services
  • Storm pipe, inlets, structures and detention
  • Asphalt and concrete paving, base and curbs
  • Erosion control, seeding and site restoration

What you receive

  • Excel estimate organized by CSI division and section
  • Quantities with waste factors shown separately
  • Unit material, labor and equipment pricing for your project location
  • Summary sheet with totals and cost per square foot
  • Colour-coded marked-up plans (PDF) for every quantity
  • Written assumptions, clarifications and exclusions
Scope

Sitework scope we estimate

Earthwork

Cut and fill volumes are calculated from existing and proposed grades, with topsoil stripping, building pad over-excavation, shrink and swell factors and import or export quantities shown separately. Trench excavation and backfill are calculated with the utilities.

Water distribution

Water mains, fire lines and domestic services are measured by material and size, with valves, fittings, hydrants, thrust blocks, meters and backflow assemblies counted from the plans and details.

Sanitary sewer

Gravity sewer pipe is measured between structures using the profiles, so depth classes are correct. Manholes are counted by depth, and services, cleanouts and force mains are included as shown.

Storm drainage

Storm pipe, inlets, catch basins, junction boxes, headwalls, underground detention and outlet structures are measured and priced, with depth-driven excavation and bedding.

Paving and site improvements

Asphalt and concrete paving are measured by section with aggregate base, subgrade preparation, curbs and gutters, sidewalks, striping, signage and wheel stops.

Erosion control and restoration

Silt fence, inlet protection, construction entrances, sediment basins, seeding, sod and hydro-mulch are measured from the erosion control plans.

How we build a sitework estimate

We read the full civil set with the geotechnical report, which determines stripping depth, pad over-excavation, suitable fill and pavement sections. Utility profiles are used to set trench depths, and conflicts between utilities, grading and structures are noted as clarifications.

Areas and lengths are measured in PlanSwift or Bluebeam. Earthwork is calculated from the existing and proposed surfaces shown on the grading plan, and when CAD surfaces are available we use them to improve accuracy. Utility lengths, structure counts and depth classes are tabulated system by system.

Pricing combines material, labor and equipment hours, which drive site work cost more than in any other trade. Production rates are adjusted for soil conditions, trench depth and site access, and the summary separates earthwork, each utility, paving and restoration so you can apply your own equipment rates and markups.

Our process

How to order a Sitework & Utilities estimate

  1. Send your plans

Email PDF drawings and specs, or share a Dropbox, Google Drive or bid-portal link. Bid sets, construction documents and conceptual drawings all work.

  2. Get your quote

We review the set and reply with a price, turnaround time and delivery date for your scope. You approve before any work starts.

  3. NDA and 50% deposit

We sign an NDA so your plans stay private. Work starts on a 50% deposit by card through our secure online checkout. A W-9 is available on request.

  4. Receive your estimate

You get quantities and pricing in Excel, organized by CSI division, plus marked-up plans. The remaining 50% is due on delivery.

FAQ

Sitework & Utilities Estimating: common questions

Can't find your answer? Call (850) 343-4090 or email info@premiumestimatings.com.

How do you calculate earthwork?

From the existing and proposed grades on the grading plan, or from CAD surfaces when you can provide them, with shrink and swell factors and import or export shown.

Do you price utilities by depth?

Yes. Pipe and structures are priced using depths from the profiles, which affect excavation, shoring and backfill.

Do you include paving and curbs?

Yes. Asphalt and concrete paving, base, curbs, gutters, sidewalks and striping are included when they are part of the site package.

Do you need the geotechnical report?

It is strongly recommended because it sets stripping depth, pad preparation and pavement sections. If it is not available we list our assumptions.

What does a sitework estimate cost?

Single-trade estimates start from $150. The price depends on site size and the number of civil sheets and is confirmed in your quote.

Can you work from CAD files?

Yes. DWG and DXF files help with earthwork accuracy, and we also work from PDFs.
